I'm looking at a property that is 'for sale by owner'. I know I will need to use a lawer for title search; etc. Should I use a realtor (with English service) to do the ins/outs of the transaction?

I am unsure what you mean by "the ins and outs" of a transaction (let alone paying someone else) other than what you expect the lawyer to do.

If you have found a place and done your homework on the area and the particular neighborhood, etc,.a realtor won't be of much use to you. Get a good lawyer who can do th contract of same and the title and facilitate the deed and money transfer. Even with a realtor you will need that done by a lawyer.

Realtors(R) are salespeople and have no special legal standing in Nic. In limited markets they exist and can help put buyers and sellers together, but that is not your situation.
The lawyer does everything and you watch the lawyer to see he isn't screwing up. Good luck

Don't need to consult a realtor. Your Lawyer needs to writte "La escritura" or Title transfer, gel the property appraised by te local authorities. Register the Title and pay due taxes.

You need a good lawyer. Make sure there's a title and I would ask the neighbors on all sides who owns the property and if they know of any problems with it. They will know. Folks here are always selling property they don;t really own but the neighbors always know.

Talking to neighbors is a good idea. But the ultimate is the title search by a good lawyer and if you have any doubts about that get a second lawyer to do it. Searches are just a couple hundred bucks. Make sure the history make sense to you. Talking to neighbors will give you a good sense of the area around you. Go at night a couple of times. How much noise? Kids playing ...not fighting... In the street. A realtor just gets in the way at this point

Have your lawyer take the deed or Title to the local Registrar Office. For a fee, the registrar office will do a Title research and will issue a document/certificate stating that the property is free or not free of encumbrances. Note, you can also do it youself..

"Sale by owner" 2nd Part The seller should provide documentation of Property up-to-date paid taxes and all utilities should be paid as well.
Your lawyer should verify all documentation.
