Scotland: Renting apartment in Edinburgh:

Hello! I am new to this site so forgive me if this topic has been exhausted. Quick question...my husband and I travel to Edinburgh at least three times per year to visit family and work with a musical theatre school. We have decided it would be advantageous for us to rent a studio or 1 bedroom apartment long term to keep us from having to make new arrangements every time we visit. Question...is it difficult for a Yank to let an apartment long-term in the UK, considering we'll only actually be living there approximately 3-6 months out of the year (although other family members and friends might be using it)? Can you give us any advice and or things we need to consider (what realtor/landlord will expect from us re: proof of income, etc? Any advice you can give us would be most welcome. Thanks very much.
