Ukraine: Buying A House:

Hello 007 just a short shout out to give you some important hints on the subject. 1. You can buy property as foreigner in Ukraine only on land which is dedicated as land for construction of houses. A large number of houses are build on garden land where you CANNOT obtain property rights on. Such land can be re-classified but that takes time. Nobody can buy farm land for now. 2. Choose your own notary public of your trust and do never use the seller notary public. 3. Depending on local district limitations you can purchase only a maximum land plot size. Be careful to understand such limitations in advance. 4. Over scrutinize with the help of more than 1 notary public all available land documents. There is always something missing. 5. Specify exactly what items you are buying in addition to the pure building, take photos, write a protocol of understanding and seal the property before the notary public deal to prevent any items walking away. 6. Go with your construction master before you buy through the house and let him quote in details all related renovation costs. Do a benchmark with market cost you can find on internet. Emotionally, double his quote and you come to the real cost. 7. It might be better to buy an unfinished raw house than to buy something seemingly ready which you have to renovate from scrap. 8. Prices are subject to negotiation. Find your own real estate agent whom you pay to find the best deal for you and who will help you to negotiate the price down 20-40% based on the current economic conditions. 9. All real estate agents use the same database. Do not assume that there is real competition in the market. They will try to settle you on overpriced low quality first and only after x tours they will show you the good value properties. Good luck. Stefan

Ken, you are absolutely right even though like always the recoveey will take some time. The Kyiv real estate market is totally crazy cheap now. You can get a prime property at top location for 1700$ / m.

Ukraine: Income in UAH? How are you transfering money back home?:

There are expatiates living in Ukraine with income in local currency at a local bank. How are you transferring money into your home country and how much money do you loose in the process? Adding all exchange rate losses and fees I am coming up with a loss in absolute terms of 14%-15% not to talk about the time spent and the risks that the local bank goes suddenly out of business. What are the options here?
