Nicaragua: Sport Fishing:

I have a couple of 11 foot surf rods that we use to surf-fish off the beach. Can easily find little red snapper holes with them and get into a bigger fish that is passing by. I've seen guys catch Roosterfish (not good for eating) off the beach as well as tuna. We also just hire a local panga in our town for cheap and go out in search of Mahi Mahi when the season is right, let me know if you ever make it down to Puerto Sandino/Miramar area and we can try and catch something.

Nicaragua: Fees for registering property:

Hey everybody- Transfer taxes should be about 2% of the value of the property but is there an additional fee to actually register the property in your name and receive the escritura in your name? I know it's an almost impossible question but any guesses at all as to how long the registration process will take once we have paid the transfer tax? We are supposed to start construction in mid-November on our modest house and the contractor needs the escritura with the solvencia by October 1st. Advice? Expedite fee, etc.? Thanks

Nicaragua: house construction:

When on topic, some good info here, we appreciate it. We are starting construction on our 4 bedroom, 2500 sq ft. house as well in the next 6 months. Finalizing dimensions and designs now and just getting into plumbing (which is our greatest concern). My question: we are building on a hill next to the ocean on about 2 acres of land---right now we are planning to go with the standard cement structures but have been looking into more "eco-friendly" building materials, we think somewhat like TimWood posted before...is there anything in particular we should be looking out for when building on a hill next to the ocean (we are at least 200 feet from the beach and elevated about 60 feet. What specific language or terminology should I use when discussing plumbing with the builder? Advice on septic tanks and their capacity if we want to have 10-12 people in the house at any given time. Nicaragua: Owning land in business's name...benefits?:

Is anyone familiar with the benefits of registering your fully titled property in the name of your Nicaragua-registered business that operates on said property? I know for some aspects it acts as an LLC and limits you from liability in terms of what happens on your property. The business is run on the property but we are also planning to live there. Anyone know of any downsides? i.e. if something happens on your property and someone tries to sue you and the property is in the business's name instead of our personal names...how would that affect the situation? I know it's a shot in the dark, but figured maybe somebody out there has experience with this. Gracias in advance, Carlos

Nicaragua: Running a small business in Nica/taxes:

Thanks in advance for any suggestions on the subject. My wife and I are opening a small b&b hotel/non-profit on the coast and are looking into the Tourist Law 306 and if it's worth it to apply for that. Main question is for anyone who has done this before---how strict is the government on your paperwork? etc. I've talked to people who said you have to have 5 copies of each receipt for each income, paying taxes on a WEEKLY basis, etc. I guess if anyone has experience with the 306 law we're wondering if that creates more headaches with paperwork, etc. than if we don't apply for those benefits. Property is bought and we start construction in November, I'm fluent in Spanish so would gladly accept contacts that might be able to help but only speak Spanish. Thanks for reading, look forward to any advice the community may provide.
