Bulgaria: Buying a house in Dzhulunitsa:

Dear Expads, I just joined this page and read with interest your posts and experiences regarding living in Bulgaria.. May I pick your brain with my first question?: I found a house which I like, I know the owner wants 12.000 Lev for it - but the agency is putting a hefty commission on top and want altogether 7000.00 British pounds! As I know that I have to invest about 3000.00 British pound for renovation, I thought that I will start with an opening offer of 5200.00 pounds.., What's your take on that, i.e. how should I go about it?
