I thought the 40 percent rule applied only to condo developmments? Anyhow, I wouldnt lend much credence to someone trying to tell you what will happen in the real estate market. I dont know about Leyte, but here in Iloilo it is pretty much maxed in my opinion. If there is another boon there will surely be a big bust. Property is overdeveloped and overvalued...in my opionion.

I'm in a nightmare situation. My wife and I were married in the US back in 2003. I now live in the Philippines while she lives in NY. Our marriage is not working at all. She is a Filipina by birth. She is also a US citizen. I have a bank account in my name here in the Philippines, at BDO bank. I am concerned she will come here and drain my account and leave me in a bad spot. Can she do that if her name is not on the account?

Philippines: Moving Family to the Philippines:
Hello Brennan, I have been living in the Philippines for 8 years. The cost of living is higher in those areas (Makati/Quezon City). If you find a place via online search you will undoubtedly pay much more than necessary. Having a child makes things a little more comlex but I suggest having your wife reach out to people in the Philippines and making some friends who will be willing to work with you there. I was recently looking for an apartment in Paranaque, not far from your location, and it isnt difficult to find a 1 bedroom for around 10,000 if you have help. Online I could end up paying 3X that much. Hope this was a little helpful. Best advice I can give is to do what you are doing and branch out, make connections. But always be careful.
Philippines: Marriage In the US:
The thing you need to be concerned with is that in order to marry in the US you need to provide the US government, and local government, the proper paperwork. This includes biography data that will show she is married. Otherwise you and she may be liable for federal fraud (though it is unlikely to get that far). She needs an annulment and then all the paperwork needs to reflect this.
Philippines: Beware of this:
I've learned. I have one of those fanny pack things that is hitched around my waste. No one can get at it. The people here are largely poor and have struggled with a corrupt society. Some of the people here are very beautiful and kind. But you have to find them.
