Bottom line: Its up to the immigration official at the port of entry/departure.
If they check out you migratory history and see you have been a frequent abuser, you may have a problem. If it is a one-time thing. It's about a 99% chance there will be no repercussions.
Now if you overstay by many weeks or months - that's another thing.

This has nothing to do with renting.
Yes a concession is a lease and nothing more. What you fail to understand is that you buy the lease in almost all cases.
So when you plunk down $250 K for a concession property you buy the lease - not the land. The money goes to the lease holder - not the municipality.
You negotiate the lease with the muni - most concession property is in an area with a Plano regulador; however, some areas don't have a Planos reguldor - and legally cannot change a lease (concession) fee - but many still do.
So as said you buy out the lease from the lease holder (usually never the muni). Pay the lease payments and when the lease expires you renegotiate the lease with the Muni.
The majority of properties on the coast have an existing concession lease in place. So to occupy the property you have to buy the lease from the lease holder, then continue making lease payments to the Muni.
Important* Beach property owners had a chance prior to 1977 to title their beach property. Many did.
There are many titled oceanfront properties. Not just a few. Titled properties are not subject to the concession rules.
Some people (I am not naming names) should not try to think above their pay grade.

If you pay $69 a month to the Caja you are either a tax cheat or liar committing fraud or both.
That is just about bare minimum for a citizens (which you are not) who makes minimum wage buying voluntary Caja insurance.
So you are saying your income is under $700 a month?

The minimum rate for permanent resident under 55 is $114 a month.

Can you imagine having this a-hole Gil as a neighbor. He sends me private mail too. I just delete it. I think he may be a physcopath - you know the kind that have no feeling and will say anything or do anything to get what they want with no remorse. He's like a creepy bully. Funny thing is, I don't think he even see it.. He was thrown out of Costa Rica Living Yahoo group for the same obvious reasons. He appears mentally unstable. maybe his back is up against the wall because he can't con people into living/buying his humidity pit in Limon. Limon sucks. The only half way decent place is Puerto Viejo and you can get island fever there - not to mentioned contact high from the dumb downed pot abusing locals. Perfect fit for Gil I'd say - in the land of the blind the one-eyed man is king. Ha! King Gil!
