Colombia: Property appraisals:

When I was looking for a property to buy (with cash ready to go mind you) it really was an exercise in frustration. Many properties were so ridiculously overpriced, I just behgan to believe that they weren't serious sellers; but instead, just wanted to know what someone would offer for their place. One particular property in Chapinero Alto that is really wanted was listed by no less that 4 real estate agencies for 500,000,000 COP. I went to see it a couple of times and figured I would offer 440,000,000 COP and hopefully settle on or about 470,000,000. Well, when I made the offer to the owner, the lady became "offended" by my offer, rejected it outright, and would have nothing to do with me after. It was then that I knew it was going to be rough to by a place here.

Colombia: Cedula/Visa question:

Hi Everyone, I have a visa/cedula question that is a little different from most and I was wondering if anyone had any information/advice to share. I have been living and working (have a work visa, and temporary cedula) for the last 4 years here in Colombia and work for a company that takes care of all my visa needs as part of the work visa process. I purchased an apartment around 3 years ago (the money was wired legally in from the States). I will be leaving Colombia in about 6 months but plan on keeping my apartment here. I understand from my employer, though, that I will have to show them proof that I have closed my local bank account when I leave (since I won't have a cedula any longer because I won't have the visa). I'll definitely need the local bank account to pay bills while abroad so I'm trying to figure out if I would be eligible for some other type of visa since I purchased property? Anyway have an idea about the best way to handle it? I will be talking to a lawyer when I eventually find a recommended one. Thanks in advance!

FYI- there's a Chicago deep dish restaurant in Bogota if you ever visit: http://bogota.vive.in/restaurantes/bogota/strombolideepdish/LUGAR-WEB-FICHA_LUGAR_VIVEIN-11898741.html I'm from Chicago, also, and although the pizza there would probably count as the worst deep dish I've had, it "wasn't bad" for Colombia. I've actually returned a couple of times.

Excellent summary, Blueseas! Thank-you for posting this, At a 33% tax rate on rental income, why would anyone invest in Colombia real estate at this time? I wonder if most real estate rental investors in Colombia (Colombian and extranjero) bother to report the income? I'm not advocating breaking the law, however, I know several non-resident foreign real estate investors who purchased in Cartagena from the 2001 to about 2007 and as far as I understood, nobody was reporting anything.

For those interested, here is an maid agency in Bogota: http://www.hogaru.com/ The owner, Matteo, speaks English for you non-Spanish speakers and last I heard they charge 60,000 COP for full day and 46,000 COP for 1/2 days. You can even pay on your credit card, which is convenient. These prices include everything (all social security for the worker, uniform, gloves, shoes, etc.).
