You definitely need to renew your passport first. If you are not a Jamiacan resident, then you may encounter some problems without a return ticket. When you get here, you will be allowed to stay for 90 days with a visitors visa. Immigration will ask about your return to the UK.

If you go to http://www.realtor.com/international/en it has all the properties from most of the real estate companies. It may be easier than trying to look at all of them. Jamaica: property:

If you are talking about property taxes, they are extremely low (compared to the US). There is 16.5% Gross Consumption Tax on everything which is relatively high. Not sure what else you would be referring to. I am a full time real estate agent and expat living in Negril for the past 3.5 years. Anything else I can help with, just let me know. ;-)

Jamaica: Cell Service:

You can only use US phones here if they are "unlocked" meaning they are not tied to a contract. You have to have it unlocked before you get here - or you can pay to have it unlocked here. Once here, you can buy a SIM card for either Digicel or LIME (pretty comparable) and put it in the phone and it will work. You then purchase credit to put on the phone both for calls and for email and internet. If the phone is currently in use in the US and tied to a contract it will not work here unless you roam with your current provider.

Jamaica: rent:

For short term rentals, I would check homeaway.com or vrbo.com - there are quite a few Villas in the Ironshore area that do rentals.
