Nicaragua is basically hot, so cool is the goal. Carazo is the 2nd smallest state & varies from the Diriamba Highlands, 900 meters altitude only 25 km from Managua, to ocean frontage.

Villas de San Sabastian is 35 km from MGA, 10 km from a good supermarket, US$500/mo rent, & is very modern - too much like living in the USA for me.

At km 48 Residencial El Carmen is still a work in progress, 3 km from the center of JinoTEPE, very safe, great for walking our dogs; US$400/mo rent, next door to a hospital - we prefer it.

Rent in centro is US$300/mo. Outages of water, electricity, I-net are common in the 3rd world. Water meters lack covers - watch your step. Princesses need not apply.

No MLS, of course. Visit the town, talk to the folks for info about everything. Search websites.

What Your Budget Will Buy You in Jinotepe and Diriamba, state of Carazo, Nicaragua

After the April Problem (do your due deligence, folks) vacant lots are half price. The developer paid US$5k for the lot, wanted to sell it for 20k, but 10k is OK because they want to build your house on it. We rent 4 beds, 4 baths (kitchen adequate, but not modern - no granite) for US$425/mo, & the house is worth US$65k.

EVERYWHERE: rent for a year, be sure you are in the right country, the right state, the right city, &, most importantly, the right state of mind. This is not Las Vegas. Princesses need not apply.

5 Best Places to Buy Real Estate in Jinotepe and Diriamba, state of Carazo, Nicaragua

For me it is ON THE BEACH or IN THE HILLS. Managua & Leon & Granada & Rivas are hot climates. JinoTEGA is cool & looks nice, but it is 3 hrs from MGA, & all roads lead to Rome = MGA. JinoTEPE is 45 km from MGA & cool. We have not found a better place.
