Independent villa in a small private estate in a residential neighbourhood outside Rome.

Located half-way between the city of Rome and the picturesque seaside town of Ostia. The sea is 10 minutes by car from the house, and the EUR district of Rome is likewise only 10 minutes in the opposite direction.

EUR is the most modern, American-style, suburb of Rome, and has a huge shopping centre as well as fantastic restaurants.

Ostia is famous for its seafood and is a buzzing tourist attraction in the summer, while locals love having it to themselves in the winter.

Both Rome airports, Fiumicino and Ciampino, are only 20 minutes away by car. The GRA, Rome’s motorway-ringroad, is only 10 minutes from the house. This makes every part of Rome accessible in a short amount of time.

The neighbourhood where the house is located is quiet, and has all conveniences close by. There is a post office literally next door to the house, a park for children which includes popular family restaurants, shops, bars and a gymnasium, spa and pool, only a 5 minute walk from the house.

There are schools for all ages in the immediate vicinity, and a choice of supermarkets, bars, pharmacies and restaurants within walking distance.

The house itself is on 3 levels. You enter the ground floor, which contains a living room, kitchen, dining room and bathroom. The living area is in the downstairs basement, which includes the master bedroom with walk-in wardrobe, a single bedroom and a bathroom. The upstairs room can be used as an attic, relaxation room or bedroom. There is another bathroom next to the upstairs room.

The property includes a garage which is connected to the house by stairs from the basement.

A garden completes the property, consisting of lawns to the front and side, with a large yard to the rear. An underground well is connected to a sprinkler system.

The property comes completely finished to a high standard. A high spec alarm is already installed, and fibre-optic wifi is already connected. Gas central heating system comes with a digital thermostat installed which can be controlled remotely by an app. There are 5 air conditioners installed, which can be optionally used to heat or cool any rooms as needed at any time.

The kitchen, complete with marble countertop and chestnut cupboards throughout, also includes all modern, new electrical appliances and a large American-style fridge (Samsung). No expense was spared when adding the kitchen to this new build when we purchased it unfinished in 2015!

The house was built in 2015 so 5 years remain on the 10-year guarantee that comes with new houses in Italy. The house was built using nanotechnology, and with Biocalce (TM), a certified organic eco-compatible plaster of pure natural lime. This highly breathable plaster means no humidity or dampness, even if you leave the house unoccupied for several months. The house is also built to withstand earthquakes and tremors, in accordance with all new builds in recent years.

The only monthly cost apart from household bills is the condimio fee for the underground garage, which is €20 per month.

The interior floor area is 140 square meters in total, with the surrounding garden covering 200 square meters.

Asking price is €289,000. Priced to sell quickly for personal family reasons. Purchase price was €390,000 in 2015, and we put €50,000 into the house as we never planned on selling.
