Selling village plots

Has anyone recently sold, or put on the market, plots. The property market for plots has been very low for land/plots in recent years - just wondered if anyone has any current updates re who's buying etc..
I'm thinking of selling some plots I have in a village near Burgas and Veliko Tarnovo - thanks.

Do you have plots in 2 Villages ? A single village cannot be near both Veliko Tarnovo and Burgas . Those 2 cities are 0ver 100 miles apart. Guess it depends on your definition of "Near" ?

We are from the have recently purchased a plot in the Burgas region & is near the sea. We do already have a house further inland.
The purchase did not take long but regulations (not sure if this is everywhere) but we have had to go through a 6 month process of having the land digitally measured & signed off by Nessebar & Burgas - it needed to be signed off by 7 different departments but not sure who these were - if this had not be signed off we would have needed to go through a longer process called PUP.
A PUP is around 7,000 leva & the process we have had to do has been 5,000 leva. Cannot get a building visa until the right process has been completed.
The land was regulated when we purchase it.

Sounds to me as if the plot you purchased was UN-REGULATED. Any regulated plot doesn't need that sort of procedure to go through.

My apologies for my poor English in the previous post - yes so to clarify......... I have one plot in the village of Prissovo - near Veliko Tarnovo - has great views, in a quiet area.
The other plot is about 25 minutes drive from Burgas in a quiet village.
Also I have 3 separate adjourning plots in a desirable village about 30 minutes drive from Yambol.
I am curious to learn if other expats had recently sold plots - what the current climate was etc. Thanks

It was confirmed as regulated by the cadastre in Burgas & this is a fairly new process to confirm boundaries

OK, much better understanding. You have more than one lot. However, If I understand what you posted, you paid 25000 Euro for a plot of 1/8 acre or 5500 Sq Ft. That is too small a plot for decent house. Does Village have water and sewer hookups ? If not, it would be impossible to build and live with septic and water supply on same small piece of land. Price is more than cost of 1/2 acre lot in Florida US with water and sewer.

Yes, it has electric, water & mains sewage. 2 storey house with 236 sq mt have already been provisionally granted.
There is a property in front & the side of the plot - all similar size plots.

Plot is in Intsaraki, on the edge of St Vlas & views to Nessebar, Sunny Beach. 5 minute walk to the beach

Yes, the other one squeezed in there un noticed by me. So what are the sizes of your plots, ROGO ? The person with 520 Sq Mt barely has room to build the house. No room for parking off the street. I admit I never considered buying a piece of land and building from scratch again. A few years ago that is what I did here in Florida. However, I had a plot that is 3540 Sq Mt. and city water. But I suppose that is possible in Bulgaria. When I was looking in Bulgaria I noticed the Bulgarians selling old houses kept most of the land and gave plots barely larger than the house itself. So my consideration was given to buying apartment near the sea and forget about land. I have to date done neither.

HI Joshuak - my plots sizes in their respective villages are:

Dyulevo - near the city of Burgas - 2600 sq. m

Priossovo - near Veliko Tarnovo - has great views - 750 sq.m

Miladinovts - near Yambol - 3 separate titled plots adjoining each other - each about 830 sq. m..

Good morning to all.

I Also have land close to Burgas and in Plovdiv. I was there a few weeks ago done a bit of a tour of Varna, Burgas and Sunny Beach. Was a hell of a drive from Sofia. I noticed that close to my land there is a huge quantity of wind turbines. Does anyone know who would be willing to buy land for wind farms. I have about 15000sqm and how much they sell per sqm?

Also does anyone have contacts in Plovdiv for Builders?

Wow 15000 sq m.
Try enquiring thru a Real Estate agent - Bulgarian Properties are one of the biggest I think - it'll give you an idea of current values etc. A Power company could be interested in land nearby Wind farms - find out the name of the company and contact them. Unfortunately bare land/village plots have taken a hammering over recent years with the economy downturn - I have 5 plots I'm trying to sell.

15000 Sq Mt is only 3.7 acres. Here in the US they would not allow a commercial wind tower on land that small. I have no idea what the Bulgarian rules are, but I would guess much larger than 3. 7 acres. Perhaps if it could be added on to other land they might be interested. Depending on how close your land is to the nearest tower, it might be difficult to sell for building a home due to noise and potential danger. I rented a holiday house once about 500 meters from a full size wind tower and noise was not too bad, just a mild swishing noise as the blades came around, but some people might not care for it.

Yes double glazing would help a lot too to keep the "swishing" noise of the turbines out.
In holland - the turbines are everywhere - close to villages etc - let's know how y0u get on. Regards Rogo.

Coollaw3: I am in Florida US at the present time. Was in Europe for a month last February, but not Bulgaria. I would not be interested in living full time anywhere in Europe, but I love to travel there and stay long periods in one place or another. I depend on my "Medicare advantage" plan for emergency coverage. My plan gives $25,000 and my wife's is $50,000 outside US, but it is on reimbursement basis and only for emergency care. No routine care.
Most of those Advantage plans have that as long as you will not be gone more than 6 months so it cannot be used for full time living outside the US. I would think if a US citizen gets a full time resident permit in Bulgaria there might be insurance that costs less than coverage from the international companies which I understand is very expensive. Look, there is nothing better than living near your original home. It may seem cheap to move to countries like Bulgaria or India or Panama, But by the time one gets medical coverage and ends up flying back and forth for family or special health treatments, I find it better to do your adventure by long trips and I can see more. I rented one house in Ireland for a year, a second one also in Ireland for several months, then rented in Budapest for a month or more and several rentals in Romania for several months each trip, which included day travel into Bulgaria. I was in Neptun Romania by the sea near the Bulgarian Border. I had to return half way through the Irish rental to satisfy the Advantage plan, but these days there are a few cheap cross Atlantic flights so it was not too bad. Requires advance planning and booking. I am Irish - US "Dual" so I can stay anywhere over there with EU passport.

First,Merry Christmas and Happy New Year.
Apologize in advance if it is a faux pas due to ones religion.
I appreciate your deep and wise analysis and I agree with you 100%. Due to my parents nationality,I can obtain an EU passport without any problem, I believe so(both are Polish Americans).
I decided to take a closer look at the cost of living in cheaper countries and I was surprised that in many cases I would have to pay the same in small town USA having the comfort of medical coverage and quality of care ,if needed. In spite of living in cheap Bulgaria I decided to keep my condo in Chicago and my doctors as well. I bought a property in La Porte Indiana just around the corner (72 miles one way). I enjoy my pontoon boat on the local lake or Lake Michigan nearby.
Again,thank you very much for your logical approach to the issue, it is much easier to make a decision reading info posted by an experienced traveler .Thanks again.

Just rent apartment for a month somewhere and travel in that area. Then move on to another country. Travel can be cheap if you book it in advance and not in high season. Best be based in the US.

Coollaw3: I think you should look again before thinking you can get passport from Poland. In general, Poland does not allow Dual. In addition it is not very easy to get citizenship in Poland unless you were born there, or possibly both parents were born there. On top of being complicated, it looks like you are expected to speak fluent Polish too. Do google search for "Nomad Capitalist" "How to get Polish citizenship"

Thank you for your advice.In order to obtain a Polish citizenship your parent must be Polish(mother or father or both).
Poland does not recognize dual but it does not means "does not allow or criminalize).By law you need to leave Poland with the Polish passport Thanks again
