Land title issues

I recently came across some land for sale waaay below market price. I know many of you here are very experienced in real estate.

Besides the obvious possibility of outright fraud, I've also heard there can be conflicting claims on a title and/or the owner listed in the national registry may not be the "real" owner.

Some things which come to my mind in navigating the situation are hiring a lawyer to investigate the title, buying what I've heard called title insurance, which I understand is supposed to pay out if the title becomes contested or invalidated, and maybe also just checking with the neighbors. What do you experienced real estate folk think about this?

When it sound too good to be true...it usually is.

In a rural it could be a problem accessing potable water or power.

Been there and done that. You won't win.

Hi Kohl, power and water are not issues for me as I'm seeking totally undeveloped land and remote is a plus. My only concern is title issues.

I understand, but you will not be able to apply for building permits without water + power.
