Buying property in Fiji

I'm looking at buying a freehold property in Fiji. Just wondering if anyone has done this before and if so, what is the process?
Also, for foreign ownership, are there specific visa requirements?
I may use this for investment purposes but not sure yet.

I am an Australian who owns a property in Fiji on the island of Taveuni. Only a small percentage of property is freehold and there are strict rules. You cannot buy within town boundaries and if you buy any freehold land you must build within 2 years to the value of $F250.000. If you have further questions let me know.

Foreign ownership of residential freehold land is restricted. It is prohibited within towns and cities, but permitted within tourist oriented development. Also there is requirement to build a house within 24 months of at least $250,000 There is no restriction on buying native or crown lease,land, which is most common in Fiji. However, purchases of land must get approval by Minister of Lands. Also freehold land over acre or so must be advertised in papers and customary owners have right to purchase. So get a good trustworthy solicitor to handle and dealings and expect them to take many months to transfer property.

Also, owning property doesn't give you right to live or work in Fiji. You would need to go through Dept of Immigration for that. If investor, need to go through InvestmentFiji for approval. Lots of hurdles and time, but if legitimate business in desirable industry not hard to get investor permit.

have you found any information about the min of $250,000 fiji, .. what if you dont want to spend that much, what are the liklehood and restrictions that I may come up against

There is very little to be found on any government websites regarding this, but I would suggest that it would be foolish to not comply. Not aware of anyone being fined yet, but the laws can be changed here at the blink of an eye and usually don't favour foreign investors, so be very careful.
Have you bought land yet? If not, where are you looking to buy?
