Hello everyone, I am originally from Guatemala but reside in the states, I am a veteran and have invested in 6 acres of land in Santa Cruz, Zacapa. I wish to develope it one day but need to know if expats would be interested in that area and how much they would pay for a home there. I will start off small but once completed it will be an entire neighborhood with shopping and entertainment within the facilities. Any info you can provide woll be greatly appreciated. Thanks

Sta Cruz Zacapa is not on the top list destination for expats or retirees. It is an area located on the main axe between Guatemala City and the Caribbean side of Guatemala (Rio Dulce, Puerto Barrios) . It is a hot area . I'm not sure that in the immediate future it could be an easy project. Prices well the most important is if you can finance it. Because in Guatemala it is hard for foreigners to guest bank financing. Good luck with your project.

Here are some numbers for yall to brainstorm on.....
Lot size 67ft X 67ft. Home size 2,500 sq. Ft. 2 story Gated community with wifi throughout
Price from 120k to 160k depending on upgrades.
Location would be adjacent to hotel Longarone. Google this so you can have a good idea of the exact location.
I do realize it is not comparable to antigua or pana, but the cost of living is drastically lower. You can live on 10,000 quetzales (about 1,300 dollars) a month. Still be close to mountains with all the benefits of the rivers and direct access to the main road that goes east and west, port to port. I wish I could post pictures of the property on this platform.

OK ,I live very near hotel Longarone < 10 minutes, and I don't see how I could spend 1300 USD a month if I wanted to , my rent is 129 USD a month and my place is huge . mabey this is not the same hotel Longarone ?

So, you are saying that 1,300 dollars is too much money for yiu to spend in a month? And how many sq ft. Is huge?. The longarone hotel I am referring to is around kilometer #126.
And I agree, that 10,000 quetzales or 1,300 dollars a month is a lot of money. You can live very well with that amount.

I have 1275 sq feet about , that hotel is back some from the highway but still the trucks and buses start running at about 4 am so it could be kind of noisy , yes 1300 USD sounds like a LOT of money to go through in a month .

robertsolo I have residency in Costa Rica but I like to know what is going on in surrounding countries. What is the monthly income required from the Guatemala government in order to get temporary residency? Also: what are the most popular beaches in Guatemala? Thank you.

There are NOT any good beaches in Guatemala, the guatemalans go south to El Salvador, where there are many beautiful beaches.
