Boca Chica/Rincon Beach Estates

First Post here,,, My wife and I are retiring from Nashville, TN and have seriously narrowed down our first choice to visit and explore. We particularly like Boca Chica and the area of Rincon Beach Estates. We are thinking about staying a few days at the resort inside Rincon Beach Estates with the hopes to peek around on our way in and out of the community, Maybe even be lucky enough to bump into residents and pick their brains just a little bit..

If there are any expats out there familiar with this spot, please chime in with suggestions or PM directly.

After a stay at the Resort in Rincon Estates, we are thinking about venturing over to La Baraquette Las Olas area for a couple of days,

We very much like the string of islands parked out in front of Boca Chica area and the serene settings they offer. We are in our mid to late 50s and very active and would enjoy the outdoor water sports very much,

Are there boat storage spots around Boca Chica for 18-20' center console type boat? Out of water storage places?

From browsing the web, we have seen evidence that the locals drive their nissan pickup trucks right up to the waters edges on some beaches in this area. Is this permitted or normal every day life on the coast? ATV or side by sides allowed on public beaches?

Do folks in Rincon Estates have ways to drag a Seadoos or small boat ashore for protection and security? Did not see any clear evidence anywhere that a marina is part of the community. It looks like on Google Earth that boat ramp might be on the corner edge of the estates? Boating and playing around in and on the water is largely why we like this area so we are curious before we plan the trip what ease of these activities afford.

One last thing... we keep hearing over and over again is to not buy first and move there. Rent for 6-12 months and then purchase if you still want to stay in country,. In the U.S., we commonly do the lease option to purchase contracts. Is this a regular practice in Boca Chica / Rincon Beach Estates area?

Thanks fin advance for any public or PM feedback given. We do not have a set timeline currently but will need to sell our Nashville home in order to facilitate the move to Panama.
