Can anyone recommend a reputable (really) agent in Baguio who is a real go-getter? The "only" thing I see for Baguio is "buying" for land and/or property or short term (vacation) rentals. I am looking for long term (as in years) places with a maximum of 26,000 PHP and fully furnished.
Any help? Thanks.

PhilipLance: Are you already in Baguio? When you say P26K a month, do you mean to rent or to buy. I could give you a couple of rental leads. It just depends on what you want. How big, etc... I have a reputable real estate agent that I have used to purchase 2 condos over a long period of time. I was using him in 1999 when I was still living in the USA. Anyway, if you send me a private message, I might be able to help you a little, or at least give you a couple of leads.

The only real way to look for rentals anywhere in The Philippines is in person. You rent a room at a pension house with cooking facilities and then look for a trike driver who speaks good English and rent him by the day. Tell him your budget (but always less than your actual budget) and the kind of area you would like to live.
On line rental real estate agencies are only high end advertisers and if you are on the ground, you can often get the very same house for much less.
If you are planning to stay in an area why don't you do as I did and buy bamboo furniture as starter stuff and then gradually get regular stuff as you find good deals? You should not scrimp on your appliances though; and I recommend only LG except for your TV. In the case of the TV, the Chinese manufacturers do just as well as the name brands these days.
When buying appliances with Korean names, you can buy either actually made-in-Korea ones but there is no need to pay the extra 40% or more when the Chinese made LG and Samsung devices are the same quality. Korean makers, unlike Americans, apparently insist on the same quality one would get for the home country manufacture, but for considerably less money.

OK, so the techno-wizards at EE are asking me to sign in to write you but then I cannot. I "am" signed in. I apologise to all but I will post my requirements here as follows; anyone else feel free to add comments:
Single, responsible, retired male expat, former Marine Corps Aviator officer, seeking an apartment/flat/townhouse/condo or agent who will assist me in "renting" a place for my arrival in about 16 July when I can view but won't be able to physically move in until 15 August. Seeking 1 BR, "fully" furnished; living and dining room and kitchen(fully supplied). I have an absolute budget of 24,000 PHP. Closer to city centre the better or close to public transport a plus, safe area. Fireplace? Sure!
Adequate size for the rooms listed. I'm single so I'm pretty utility for lack of a better word.
This is for LONG TERM rental; preferably newer rather than older, safe area. The more showings the better. I tend to make up my mind in about ten seconds. Or less so it's easy for everyone.
I do not want to build. I do not want to buy. I do not want to by vacant land.

We have moved about six times in the past nine years, had nothing but trouble with agents inflating the rental price, so we found a very cheap apartment and rode around the area asked sari sari store owners, subdivision guards and fb, The problem you will have is as a foreigner asking the price you will more than likely be quoted a higher price. My wife makes the phone calls and gets the best deals. I looked at a big house unfortunately run down but must have been beautiful in it's day, we were quoted 10k a month, but we found a really nice new house at 8k. A friend of mine went to the big house they told him 20k, he thought he did well to get it down to 15. The landlady had tapped into the water supply and the electricity. Total rip off. Got to be very hard here don't be a soft touch.

...about 10 years ago when I was looking for a rental , I got a Pinoy friend to phone and look at place w/o there . If they advertise for 10 K , that means about 7-8 K will be accepted . NEVER , try and negotiate the rental deal yourself as a "KANO" , its perfectly OK here and part of the culture to rip-off foreigners daily. scream 'racial prejudice ' all you like . No one will listen, you may get a laugh or two though :)
