Advice sought -Leasing accommodation

I'm about to sign a renewable lease, initially for 12 months.. I understand that a minimum stay of 4 months is required, after which 4 months notice can be given to terminate without penalty. As the lease is renewable, 90 days notice is required before the annual
renewal. There is an option to have a regular lease for 12 months - is this option preferable? I have just moved here and keen to buy and renting initially while I look around.

Also, the lease will not commence until 1 April. The landlord wants payment now i.e. 1 month deposit and two months rent upfront. Is this standard practice?

Any advice / suggestions welcome.

I don't know what you mean by 'regular lease'

Thanks for the information dancebert - it is good to have it to hand. I understood the use of the word regular (used by the agent) to mean standard and that is what I opted for in the end.

The renewable lease - a 3 year term - contained several extra pages and from what I could make out, seemed to mainly deal with an annual rent increase.
