We want to purchase a home in a safe area without spending over 100k. People say real estate is cheap here, but we haven't seen anything decent for a good price since we have been looking. Can anyone advise us on a safe area with modern style Nicaraguan homes for a decent price or under [100k]?

Housing: the 2018 problem set real estate & tourism back 10 years. Lots migrated to C Rica or USA. There are lots of houses for sale, some cheap. H2O 212F

It depends very much on the city and location as with any real estate. I would say in a smaller City such as leon, esteli, chinandaga, rivas, and many others , you could find such a house. Because of the crime situation in Managua security comes at a price and the houses in secure areas tend to be expensive. Another option is to live in a "normal neighborhood in a more secure City, not Managua and not Grenada. I personally recommend leon, where you do not have to be within a walled compound to have security. Then you will find a much wider range of houses in your price range

The r.e. market here is not transparent and liquid like the US market. Even deeply discounted houses may not sell quickly. Right now most of the people leaving the country are young opportunists looking for work under the guise of being political refugees, not the types that have houses to sell.

Best bet rent for 3 or 4 years to see if you like the area. By then you will have a better feel for the market.

Also, if you haven't decided what city / neighborhood you are interested you have some serious walking around to do.

Be aware of any churches or bars in the neighborhood, these can be big QOL problems.

If you want anything near the ocean in Rivas or tola, small houses start at 250k. Maybe 210k if it has a bad floor plan. Add another 100k if you want to be near San Juan del sur.

I’ve been told to build a house is the only way to get what you want at a reasonable price. I’m still looking for something special.

Reasonable housing: We cannot repeat enough: RENT BEFORE BUYING!! In 6 months you will be much wiser.

2017 Feb 04 I am going to slip in an ad for a nice house for sale. On the highway from MGA, just north of Las Esquinas (the junction to San Marcos), about km 35.5, Municipality of San Marcos, between a church & a motel (heaven vs hell?). 4 km from a great supermarket. 3 bedrooms, 2 baths; 20 yrs old; ¨Persian¨ windows (glass slats) for air flow above each door; garage. (Always question the water supply.) (We like it - nice house, but with 3 fur-babies, we decided not to live so close to the highway – just in case they escape.)
Land 1/8 manzana = 1,300 square varas, fenced.
House 12 meters x 13 meters. $70k (everything is negotiable)
