Italians considering move

Hi all,
First post here. My family and I would like to come to Chile a minimum of 6 months, maybe a year to try it out. During that time we will make the 90 exit then return.
I have some basic questions which I have found answers but some answers were vague.
First: what are the exact income requirements for a family of four for residency?
Second: During the wait for residency, are children allowed to attend school?
Third: A trustworthy/reputable real estate company or website to search for rentals and maybe a future purchase
