Property purchase in Costa Rica - in very good/safe Expat area

Hello,

I will soon be heading to Costa Rica (on July 7th) for 10 days. This is my third visit. This time I am contemplating purchasing a home there, but as I do not speak spanish and will not be immigrating, ideally I would like to purchase a vacation home in a middle/upper class community of other expats. I am Bermudian / British. My wife and I are in our late thirties, very athletic, no kids, and fairly outgoing. As we live in Bermuda, we love being next to the ocean, but do not necessarily require beachfront...but would like at least a view of the ocean.

Instead of asking a real estate agent, I came across this website and thought "what the hell"....I'll post a note to see if there are other expats out there, leaving in Costa Rica that would be kind enough to provide their advise on the subject.

Hi there...just stumbled across this website this morning so it's long past your trip but just FYI:

My husband and I built a house in Playa Langosta in Tamarindo, Guanacaste on the Pacific Side. We're delighted with the situation ..we come down several times a year and have a property management company rent the house as a vacation rental the rest of the time.

Tamarindo is an international beach town. It's small but has quite a few good restaurants and is developing culturally.

Of course it's a surfer's paradise.

Playa Langosta is about 1/4 mile south (within walking distance of town) and has a number of elegant homes.

If you visit CR again and are still considering purchasing property check this area.

I Just purchaseed a townhouse in Tamarindo and will be down ther next week to pick out furniture. Are there any places you would recommend for furniture? In San Jose, Liberia, other?

For US, Canadian and other citizens of nearby territories who can slip in and out of Costa Rica every three months as "visitors" life is comparatively simple. For others who wish to live there the picture is very different. The "rentista" category of residency has been abolished. Apart from special applications for those wishing to work there, th is leaves only "pensionado" status. Now there are proposals to increase the minimum monthly pension requirement fivefold - from $1000 per month to $5,000.
As I see it, this high threwshold will result in a dramatic reduciton in the number of people financially able to retire there. That, in turn, means fewer people to shoulder the burden of property and sales taxes as older "pensionados" die off, whilst the government's "take" had already dropped after the financial scandal of "The Brothers" which still leaves many questions unanswered.
Clearly aware of the chagnes in the air and also those already implemented the governments of Nicaragua and Panama are taking advantage of the opportunity to woo pensionados and rentistas with a number of inducements - and a far lower financial threshold.

I just read your letter about buying furniture in San Jose - i wondered how you got on. We are buying a rental bungalow on Hermosa Beach near Jaco and in a couple of months i will be flying over to find furniture too.
