Squatters in Costa Rica, How serious is the problem?

I'm planning to retire in Costa Rica next year and plans to buy a small beach house for myself but i'm a little bit apprehensive because a friend of mine who bought a piece of land in Jaco 5 years ago is now having a headache on squatter problems. How serious is the problem of squatters in Costa Rica? and how do we avoid them?
