need a cheap farm

looking for land (with electrical connection) not too close to any noisy main road. 20-35 acres, preferably with a "nacimiento de agua or ojo de agua (a little spring coming out of the ground).

Need room for about 20 milk cows, a few beef cows, and some sheep. Need a modest house, already on property

600-1200 ft. above see level, with soil that is not rocky, and things grow easily in.

Any suggestions, where to look? Any province, but close to Interamerican Highway, as will need to sell the milk to a lechería
