clarification on estate agents

I am looking to purchase a home in Italy, and do not quite understand how things work in terms of estate agents. In the US, the buyer has an agent to help identify properties. Is it not the same in Italy? So far, the estate agents i have contacted will only show the properties listed on their websites, not those listed by others. I have been told that I have to identify the property myself, and use the agent chosen by the seller. Is this true? If not, are there any resources to identify an estate agent who will do a broad search of properties for me?
