Residency requirement

We are a retired couple who plan to move to Italy next Spring. . We have found a wonderful AIRBNB that allows for long term rentals.. We plan to obtain a Certifico di Residenza & will take all necessary steps. My only concern is that it appears that a one year rental lease cannot be used to satisfy the 'residency requirement.' At this point, I hesitate to reserve a place for more than a year.
How do I manage this obstacle? Any advice would be much appreciated. Is this the time to look for a lawyer?
