Rental Lease

I apologise as this has been covered many times before I’m certain. But I am applying, with my wife, for an Elective Residence Visa and am in the process of renting an apartment. I understand that only a certain type of lease is acceptable and it must be registered with the authorities, can somebody please confirm exactly what is required? I have been offered a transitory lease but am sure they are not acceptable.
