Real Estate Prices

Hello you all, I've been reading this forum for a while and it's nice to see the expats sharing what it is life in Panama, thanks to all of those good souls.
Recently I was checking out several potential areas for retirement in Panama and in my short list are Volcan and Chitre.
I want to buy some properties for investment and one for mi and my wife to live in.
I have seen properties in both of the towns and notice neighborhoods with houses out of place in terms of price in relation to the houses next door.
I will appreciate you input regarding the pricing process, in my opinion it makes no much sense when some one asks 150K for a house when the other in that area are in the 70 to 80K
Please help
