How to become an expat in Sri Lanka? (Visa question)

Hello! I live currently in Cambodia for 3 years, but here getting too many chinese and the whole conditions become very bad. So I'm looking to move somewhere and I think the Sri Lanka is a great place because I love buddhism and atmosphere also it fits my $.

So the main question is how can I move? Is it possible to take 90 days Visa online - come - rent appartments long term - extend 90 days more and do visa run every 180 days? Do I have 99% sure that my visa will be renewed and that I will let to enter the country after visa run so I can leave main staff in the appartments?
