Sunset Caribe Project

What does anyone know about the new project on the bay side of Ambergris Caye called Sunset Caribe (from the developers of Grand Caribe)? I've heard the property management by that developer/company is good. Any opinions? We like AC and like the water on that side of the Caye and the fact that sargassus (sp?) doesn't get over into the bay...
