I coming down to Ambergris Caye in July to look at some condos for a vacation/rental investment, what would be the best way you would recommend to do that, should I use one realtor to see everything I'm interested in or contact each intervigual that the property are listed under am not sure how it works in Belize.I would appreciate any advice thanks.

The proper way to do that is get a referral of a realtor that will show you what you want to see. Many realtors will not show you everything because of the commission difference. If you choose a realtor that has your needs first then there may also be other properties that are not listed. Don't worry about the property first. Find the right realtor. You should be able to find that here on this blog. Ask and someone will pop up. Outside US and Canada many businesses don't respond to phone calls, texts, emails, etc. Face to face is how they respond. And if you are just kicking tires they won't show much interest either.

I have been on this forum for about a year.
Typically, I just read and shake my head at many of the questions and twice as many of the responses. My wife and I have researched for 2 years and have been to Belize (Ambergris Caye) once with a return trip in July. We bought property on Ambergris Caye and will be building there in 3-5 years. We are probably not typical people in that our needs are very minimal and don't stress about complications. The person's email I am giving you is someone I respect as being honest and should be able to help you out or point you in the correct direction.

Also be aware when buying a home, realtors can work for the buyer and seller so I don’t see in this case how they would chose which one to work for in their best interests. Also sellers are not legally obliged to tell you of any issues with the home so do a proper inspection before buying. Only the newer houses are built to American standards but of course they will cost more!

I have a condo project on Caye Caulker on the water with 4 existing units, and separate office.
Office currently occupied by fishing guides.
The second story shell is in place, (5 more units).
Have CBA stamped and approved plans for 2 more floors, (4 total).
I will accept partnership with right person or outright sale,

Make contact with me. While I am a Broker, I don't typically sell homes or condo nor will I try to make a sales pitch, but I will inform you of investment opportunities and Return on Investment.

Belize is not for a casual investor, it is and can be a money maker for a savvy investor, but to just buy a condo here to rent out and make money" is typically, not a great investment at all and your rate of return can be much better in other investment options.

If you can find a place SIGNIFICANTLY under market rate/value, then you can do OK on real estate here in Belize, but buying most things that are listed publicly and most real estate people here have no credentials (nor are they required) and are not financial folks (but happy to sell you a "pretty condo", make some money and move on).

Brad is very correct. I vacationed in Belize for 30 years and always thought I would retire there. When it was time to pull the plug in US I could not do it. I ended up in Mexico for many reasons. One thing I can tell you is buying a house/condo to rent out is NOT a good investment. Never has been and never will be. The main reason is the cost of the agency that maintains it. Here it is about 20% of the rental. Then there is the cleaning fees and the upkeep. I know a few who do buy and rent it out and the ones that tell you the truth will say they want to own the property, for whatever reason, anyway so why not make a money renting it out. I have a friend that had a condo and decided to buy a house and keep the condo for friends and family that show up for visits. It gives them a place to stay and not be invading their home. Many reasons to rent a property but mostly residentials are not good investments. If you want to do it, do it but don't call it a good investment. Call it what it is and that is a place to spend money and make a living for someone else. Put an honest pencil to it and you will see what I mean. Don't forget to account for vacancy rates. Here in Mexico bank rates will give you 6+% on your money. (that's $1500/month on $300,000 and no vacancy factor or cleaning fees) Personally I am big on owning contracts. No daily anything to worry about and a solid investment as long as the other end put up enough down to make them solid. In contracts that is the key, Anyone that can drop a large percentage down will not walk away and can't afford too.

The investment is the real estate itself which appreciates a lot faster than other safe investments. No one I know tries to make money off the rentals, not much anyway. This is not an investment page, it's a Live in Belize page. One way to do that is own one to use part of the year or own several as long term appreciating investments and live full time from income from the rest. Works for me. Value has gone up 500% in 15 years. Condos on or near the sea that were $150-200K five years have doubled in the right place. You can't do this on the Guat border. The reef is the attraction.
