purchasing a condo with temporary vs permanent visa?

looking to move to Cuenca.

(Aiming for the retiree visa).

I want to purchase a condo.

Is it wiser to wait till I have received my permanent visa? or can I buy with a temporary visa?

You don't need any Visa to purchase a property.
The only advantage to waiting would be if you are over 65 - If you have a Cedula - you can apply for the significant discount on real estate taxes that are already super stupid crazy cheap. Like just as an example - on a $200,000 Condo - your taxes could be reduced from $200 per year to $6 or less.

I might add that the new $3 million contribution dropped effective June 1 from $4 million. The government already credited my Copera account so we will all be aligned. It is still and extra $3.50 for the Cedula.

It isn't greed, it's a legitimate resource and courtesy extended to those over 65. It isn't like the Ecuador economy is going to go down the tubes over $150. Besides, the Ecuador business model appears to be "charge the Gringos more than the locals" anyway.
It's available, it's legal, it's offered. I would take advantage of it as well.

Yeah I know. Think of this. Ecuador is seriously in debt. Teachers havent been paid.The oil industry is bad, tourism gone.The Corona Virus might have put the last nail in the coffin.So youre living here taking advantage of money that was meant for poor ecuadorian seniors, who may gat $50 to %1oo pert month in benefits. That is who theses breaks were made for, not for Gringos who dont have to worry where the next meal is coming fro. How can yo be so callous? Pay the full amount of taxes, dont suck up the IVA rebates, pay the full fare on the bus and the electricity bill.. Have a heart. I recently heard that the govt is going to allow these breaks for citizens only. Good!

these are the laws, they are part of the reason many expats came to Ecuador.
If you want to make a charitable contribution, because you feel you are taking advantage of the Ecuadorian people you are free to do so. Like the immigration laws in the states, enforce them or change them. Personally, an extra dollar tip to a person on a vegetable cart or a taxi driver makes me feel a little better.

So many gringos take advantage of the discounts that are offered to poor Ecuadorians. PAY OUR SHARE! Most of us don"t have to worry where our next meal is coming from like so many Ecuadorians do!

The way I see this argument about taking those Tercera Edad benefits is that it's part of the way the system works in Ecuador and any benefits we've gained, we've returned to the community at least three times over.
I won't count the ways for you - I believe more in random acts of kindness - or "when you see a need fill it". If you are short on available funds, there are tons of volunteer opportunities for certain.
But just know that we have done our part in helping Ecuador, Cuenca, and any other place we've lived our lives doing our best not to live our lives like it's our last day on earth, but living our lives like today is our last opportunity to leave this planet in better shape than we found it.
(You'll be also happy to hear, this will be my last comment on this thread.)

Going Gringo. I might catch hell, but I agree with you 100%. These discounts should be only for the citizens who have paid there dues for all there lives. I just can't understand why someone who has done little or nothing for the country should be rewarded just for living to 65 yrs. Usually the same people who gripe because immigrants in the US get benefits
