"1. California is a "buyer beware" state, which means buyers should conduct their own due diligence when purchasing property. 2. It is important to research the title history and the legality of any liens or judgments associated with the property. 3. Seek the advice of qualified and licensed real estate professionals, such as real estate agents and attorneys, when considering a purchase. 4. Make sure to obtain a good understanding of the local property taxes and school districts, as well as homeowner's or condo association fees. 5. Consider obtaining a home inspection before signing a purchase contract in order to identify any potential issues. 6. Be aware of California's disclosure laws, which require sellers to provide certain information about their property, such as known structural, electrical, and plumbing problems. 7. Understand any local zoning laws that may affect a potential purchase. 8. Make sure to get title insurance, which will protect the buyer in case there is a defect in the title that would prevent the buyer from taking full ownership of the property," remarked another expat in California.
