Residency/Work Permit

I know a lot has been written concerning this topic, but there are 2 points I do not understand:

1) If you want to work, you need a work permit AND residency.
You are not allowed to work with a tourist visa.

2) As I was told, you also have to prove a regular income when you want to work as a freelancer.

However you are not allowed to work with a rentista visa -which you receive, when proving a regular income.

On the other hand: If you have a regular income - such as a pensioner or rentista - you need not work...

If you are an investor, you must invest at least 30,000 $.

I will receive my pension end of 2016, but want to work until then (maybe also longer, because I love my job).

As I do have all the required equipment for the activity that has been paying my life since many years - and for which there is definitely a market in Nicaragua, there is no reason why I should invest 30,000 $.

So which type of visa would be applicable for a freelancer? And do I still have to proof a regular monthly income?

And which amount/month?
