Hua Hin

My best friend and I are planning to relocate to Thailand in three years. We will be making an exploration trip in December 2025. I was born & raised in Thailand and then moved to the US at age 15. I have been fortunate to have returned there on film projects. over the years, the last being 2012.
I spent a portion of every summer in Hua Hin, staying at the iconic Railway Hotel (now part of Centara chain).
So, I'd love to hear from any Expats located in Hua Hin! How is the day to day life there? Do I need a car? What is the average rent for 3 bedroom place?
And what about the retirement visas? I see what is listed as requirements but is there any wiggle room in the amount you must have in the bank?
