Medellin apartment rental income

Hi guys,
I have been hearing a lot of good things about buying an apartment in Medellin for rental income. Does anyone have any experience with this and is this a viable investment? I know there are lots of factors at play but generally speaking. Also has anyone had any experience dealing with the real estate company first american realty?
I have spent time in Medellin and loved it, but it has been a few years and things change fast
