sell or P/X your home

Has anyone ever successfully with no problems swapped or p/exed there home?
The reason for this question is that we own a Large very luxurious Villa in Costa Blanca Spain which we have had on the market for almost a year and have steadily brought the purchase price down so much that it is now not in our interest to sell at all for the price now being marketed at.
We stumbled upon a website for permanent property swaps around the world which looked quite interesting, and have seen several properties that we could be interested in swapping ours for. After contacting a few that was looking to relocate here in Spain, i wondered if this was actually legal? and if it was would there be any other costs apart from the tax?
Any help or advise would be hugely appreciated.
Regards
