Guarantor in Mexico

Hi everyone,

I'm doing my own business in Mexico and renting a location. It's one year contract and my Mexican friend is helping me as a guarantor. However he is leaving Mexico next year, so I have to find new guarantor until next year contract. I don't have friends who can help me. I'm looking for the way to update contract.
Finally I got an information of "afianzadora". It seems like organization? office? company? person? to help as guarantor, but I don't know the detail. Anyone knows about it? Can you explain for me? And which "afianzadora" is nice in DF? Thank you for your help!
