According to the Wall Street Journal, as countries join the European Union, they are viewed as more stable, making investors more likely to jump in with their money. With Bulgaria's accession into the European Union in January 2007, it has attracted increasing levels of foreign investment and tourism.
This is clearly exemplified by recent property market activity in Bulgarian real estate in the country's capital, Sofia. According to The Independent, Sofia is "growing economically and geographically faster than any other former Eastern European capital". By November 2006, Bulgaria attracted a record amount of foreign investment, reaching ¬3.2billion, placing the country number one out of the 10 newest EU member states for the amount of direct foreign investment attracted.
Furthermore, the report states that the Bulgarian real estate and property boom is so significant that locals themselves are entering into the market and participating in the Bulgaria property investment, which is always a positive sign.
Supporting Bulgaria's property strength lies in its ability to become the first country in Central and Eastern Europe to establish a national Real Estate Market Index. This index is considered a reliable indicator of the investment activity and business development. Furthermore, a source from The Independent states "It has provided Bulgarian and foreign investors, banks and other financial institutions with a measure of security and the ability to plan ahead." Additionally this installs confidence for investors interested in Bulgarian properties for sale.
The harmonization of Bulgarian legislation with that of the European Union means that the actual process of buying property in Bulgaria and the real estate transaction that goes with, is not that much different to the procedure that exists in other European countries.
