Renting in Costa Rica

Hi! I am planning a move with my daughter end of January and have been corresponding with landlords via email and phone. I'm about to close the deal on one in particular, but was hoping for some advise before I do so:

What are important questions to ask a perspective landlord?

How do leases work in CR? Will I be covered if something isn't what it was said to be or if I need to leave unexpectedly?

I wanted to secure a place from the states before I leave and was thinking after multiple conversations via email and phone, I could send a little money via paypal to secure a place. Sounds risky, but it's the only way I can think to have a landlord hold something for me. Other places I've been looking at seem to go fast. Ideas? Suggestions? Thanks!
