CR LLC real estate bus. loan

We have been discussing different real-estate financing options with our Costa Rican attorney and one option he brought up was to create a CR LLC, and get a business loan from a US bank to fund some of our real-estate purchase (which will be an income property). However, the realtor we spoke to never heard of this.
Has anyone ever done this before? If so, any considerations to know? Thanks for your help!
