Moving to Athens with car and sailboat

My wife and I plan to retire to Athens in two or three years. She's Greek and I'm a guy from NYC, now living near Washington, DC. I lived in Athens 30+ years ago for about 14 months. I liked it then, as well as everytime I've gone back for vacation. Her family is there, and she wants to be close to them as well as live near the sea. My Greek isn't very good, but I'm learning online, and practicing with my much better half.

We think we'll likely buy a modest apartment or house in either; Paleo Falero, Alimos, Glyfada or Voula (for about 325,000 Euros). We would prefer to live within a 10 minute walk to the sea, and the apartment/house shoud have a nice sea-view. Also, we plan to bring a car and a 10 meter sailboat and keep it in a nearby marina.

Does our plan seem realistic? If not, why not? If so, about how much should we expect to pay for: utilities, building maintenance fees, Vat and other taxes, marina fees, fuel costs (2000 liters of gasoline), car and home insurance, car and boat registration fees, etc.? I know it's a lot to ask, but hope you can provide answers to the my many questions or at least help me find where I can get the answers to most of them.
