Are there still lucrative house investments to be made in Tamarindo

Hi,
New to the forum, Its been useful. My wife and I with two kids are looking to visit CR this summer. We are hoping to find an affordable (approx 150K) beachfront condo to purchase, where we will be able to spend our summers for years to come. I however want to purchase a home that will generate income the rest of the year and appreciate in value over the years. Our initial goal was tamarindo but it seems that that market has ballooned and good deals are not realistic any longer. . My question is are what other beach areas would you recommend that may be more affordable. We are looking for: blue water, walking distance to affordable restaurants and groceries. Secure, a sandy (not rocky) beach safe for beginning (aspiring) surfers. If it is close to great fishing and snorkeling thats a bonus. Jaco Beach seems to have lots but I read that Jaco can be dangerous because of riptides.and we probably want to stay closer to the Tamarindo area - but are open to suggestions. All insight would be much appreciated. I would like to start looking at theses areas online.
