Hostel/ guesthouse venture Nicaragua

Hello

I'm looking to invest in a property (or perhaps a good plot of coastal land) in Nicargua and was wondering if anyone else out there was looking for the same? Ideally I would be looking at the Pacific Coast or The Corn Islands. Bearing in mind that the Nicaraguan government are offering fantastic tax exemptions in particular investment areas, such as, agriculture, textiles and tourism sectors to attract foreign investment. Initially I was interested in San Juan del Sur/ Granada. However, I feel that these area may be over staturated in accommodations at this point and that further up the coast in Las Penitas/ Poneloya are fantastic places to attract foreign tourists i.e. surfers and more eco-travellers. Indeed they are already one of the favourite places for wealthy locals escaping from Managua and such like.

I had stumbled across a gem of a place in Poneloya which was up and ready to go but unfortunately whilst I was awaiting the realtors response to my many questions (as you need to be cautious when buying property in Nicaragua i.e. Title Deeds and permits), somone pipped me to the post. Total bummer!!! Perhaps you already have invested and are looking for a partner to come on board???

I lived in Nicaragua for 6 months back in 2010 and I am fortunate to have friends there 'on the ground' to assist with any viewings/ queries regarding any places I would be considering. I will also be using www.pronicaragua.org which is a public-private non-profit organisation who will assist with the setting up of any businesses which fall into any of the above.

They assist with:

Complete Information on business opportunities in Nicaragua and key investment information.

Organization of customized site visits with tailor-made information packages.

Facilitation Services including advisory and advocacy for foreign investors. We support companies throughout the entire investment process by providing referrals, government contacts and general start-up facilitation services.

Assistance in finding local companies for possible joint ventures and identifying suppliers and other forms of business alliances.

Assistance with identifying the ideal Real Estate option for your project and support with due diligence.

Aftercare Services to identify main problems affecting established investors to improve the business environment.

So, if there is anyone out there seriously considering investing in a hostel/ guesthouse/ boutique hotel venture, whilst Nicaragua is just on the cusp of some very exciting transformations, I would love to hear from you!!!
