Questions before I move to the PI

I'm Charles a 29 yr. old American who is looking to relocate to South East Asia. I plan on moving to the Philippines and staying on a tourist visa. I've researched it and realize I have to renew my visa every 2 months for up to a year. Here are my questions:

Can I rent an apartment while in the Philippines? If so, Should I use a service to find one or try on my own?

To live for a year in the Philippines, how much money would you recommend me bringing?

Is there a big American expat community?

I'm not sure where I want to live. Does anyone recommend an island or area?

Those are all the questions I can think of for now. Thank you all in advance for reading this and for your wise responses.
