Question about real estate lawyer fees

Hello,

We are buying a small house in Imus Cavite and I'm about to speak with a lawyer to facilitate the transfer of the title.

Tasks will only be:
1. confirm the legitimacy of the sale. I need someone to verify that the seller has the capacity to sell the property
2. Advise on the legal steps of the sale. I need someone to help with payment procedures not the registration with government offices. To be short, I need them to tell me when to pay out deposits and the full amounts. I need them to tell me what kind of guarantees for each payment.
