This tip assumes you've done your due diligence about your property and the area as covered in a previous tip. Once you are ready to make an offer here is some advice to help you get the best price with the least hassle. - Low-ball the seller. It's more or less expected and most property for sale by Ticos is way overpriced anyway, but 2 or 3 times. Do it with a smile. - When they come down close to what you want to pay, tell them you will take it if they include all commissions, lawyer fees and any other contingency fees. In other words, you set a maximum out of pocket price that you are going to pay, period. Don't waver, keep smiling, give them a day to think about it. This puts all the burden on them to haggle with the agent, the lawyer who will handle the transaction, etc. and there won't be surprises for you. Do be sure to hire your own trustworthy attorney to review the contract, but this should not cost more than a couple hundred dollars.
