Visa Options

I have read through previous threads about visas, but haven't found the information I'm looking for. I'm hoping only people knowledgeable with the various visa programs will reply, or can provide a contact (lawyer) who would be willing to answer my questions)

My situation: I am under 50 and looking to relocate to Colombia, so all the retirement visa options aren't an option. Likewise, I am not interested in a student visa.

My understanding is that the two M-10 real estate investment visas require a purchase of either $86K or $160K. They are good for 3+ years.

I don't want to go that route for a number of reasons.

The M-6 investment visa requires a business investment of about $25K, but it sounds like it is only good for 1 year.

Questions:
1. Does anyone have experience with this type of visa and the renewal process?
2. Are there restrictions on what type of business you can invest in?
3. Can I simply invest in my own business, and do I need to have employees, a payroll, etc?
4. Does the business need to be profitable?
5. Would a scenario where I establish a small hostel/Air B&B by purchasing a property for at least $25K, but less than the real estate investment threshold of $85K, that makes just enough to get by, be a viable option under the business investment visa guidelines?
