Purchasing a home: bank to bank transfer

Hello! I found a finca I'd like to purchase near Medellin, and am wondering if I can transfer money directly to the seller after we complete all legal agreements.

Questions:

- Is it possible to do a direct transfer from a US bank account to a seller's Colombian Bank account? The amount would be about $200,000.
- What would be required to do this correctly?
- I've read a lot of people set up a brokerage account through Alianza Valores - how necessary is this? I'd like to avoid the process if possible.

A bit about my situation:

- I have been in Colombia over 183 days in the last 365 period
- I am recently married to a Colombian and have already applied for residency (approval status pending)
- I plan to live here for the foreseeable future
