Accommodations in Medellin

Hi everyone, Bill from Memphis here. I will be 62 at the end of this year and I plan to retire and take early Social Security then move to Medellin in January and enroll in the Spanish program at Universidad EAFIT that runs thru the end of November; I will live in Colombia on a student Visa.

Currently looking at apartments on Airbnb, Casacol, In House, etc I find places with stunning views, modern amenities, great location, looks safe, etc. They check all the boxes I am looking for including my price range which I have budgeted up to $2,000/mo.

My question is regarding when and how to book. For all of 2023 I plan to rent a furnished apartment because beyond that I am not sure where I will live so don't want to buy furniture, etc.
For now, should I book a place for an entire year if it looks perfect? Or should I book a few months and look around when I get there for a better deal on a similar place? The idea of living in one location the entire time is appealing to me, but if I can get the same thing for $500 less I'd have no problem moving. I am willing to pay what it cost to live at a place similar to the Square Apartments next to the Santa Fe Mall I just want the best deal.

A place I have decided is my favorite is about $2,300 with Airbnb fees but the owner says he will lease it directly to me for $2,000. He says to book one month online and then make a deal with him for the rest of the time. I suppose the issue then becomes he could back out of the deal at anytime. Does anybody have experience with something like this?

It looks like these are all cancellable if I am seeing that correctly but since it is an entire year I want to put down a deposit probably next month.
