Yucatan north beach cities

My wife and I have been internet surfing beach properties in Chelem, Progresso, Telchak Puerto, A Sisal, etc. We are determined to retire beach front. We have become alarmed by several internet articles and blog mentions regarding beach erosion. Now when we see a property listing we immediately go to Google or Bing maps and try to find the location in order to judge how close the ocean water reaches the home. Some overhead views are downright SCARY! To make matters worse, the map we view might be low tide and not high tide which would be closer...plus the map image may be years old and out if date.

Soooo. Any comments as to how bad it is? Hopefully from folks that are there now or were recently. We are planning a visit in late August or September...before that we were hoping to learn from others here and hopefully be able to rule some locations out and focus our time and money on the areas that may not have erosion or if they do very minor . Also, in reference to the north shore cities...which ones have the highest exist communities? We plan on learning Spanish but realize it may take a couple years. While we are learning we would like to mingle with some English speaking folks. We understand Merida has expats and that's great. Please only comment in North shore cities since that is where we will live full time for the rest if our lives!!!
